Several window and door framing products from ALSPEC were specified for the new apartment building located opposite Kirra Beach on Queensland’s Gold Coast. Alspec’s framing products address all the demands of the oceanside location of the residential apartments such as maximising the stunning views, withstanding high wind load and ensuring all-weather performance.

Boasting a front row seat in a prime oceanside location, the new 15-level ‘Iconic Kirra Beach’ apartments designed by DBI Design and built by McNab Constructions, is located just west of Coolangatta Beach and offers 98 apartments; the design maximises the beachside location through generous windows and balconies on every façade.

For the higher levels, ProGlide high performance sliding doors were selected to provide access to balconies due to their ability to meet the high wind load specifications demanded in the coastal location. Altitude sliding doors designed for superior all-weather performance were selected for the lower levels. Each style is available in a variety of panel configurations including double and triple tracks, and offers sash options that allow for double glazing or thicker glass to be accommodated as required.

With stunning views being a key drawcard for this location, it was vital that the selected window framing solutions made the most of each position. Products selected included the Hunter Evo 101.6mm and 150mm single glazed flush glazed, McArthur 101.6mm centre pocket framing and EcoFRAMEplus 150mm double glazed centre pocket framing – each type of framing having its own unique properties to suit specific applications.

For example, the Hunter Evo flush glazing accommodates up to 40mm double glazing, features self-draining sub sills and is cyclonic impact tested, giving it all-round exceptional weathering properties. Centre pocket framing, as featured in the McArthur and EcoFRAMEplus products, delivers sharp, unbroken lines to the building, thanks to the reduced amount of glazing beads required. EcoFRAMEplus offers superior energy efficiency, and includes heavy duty mullions to help span large spaces.

The door solutions for the ground floor office and retail spaces were provided by Hawkesbury commercial multi fold doors and Swan 45mm commercial doors. A top-rolling mechanism and tyred floor guides ensure the Hawkesbury doors operate effortlessly when required to provide a flexible space, such as in the busy restaurant environment. Being ocean-facing, the doors’ stabilising centre hinge and Weatherseal technology will ensure the space is protected and secured in the face of heavy rain or wind when closed. Swan 45mm commercial doors were a logical choice for the remaining access needs due to their flexible hinged, pivoted or sliding options, and centre pocket glazing, which looks good and provides security benefits.
