Located at Melbourne’s Southbank, on the intersection of Queensbridge Street and Kings Way, The Queensbridge Building is a 65-storey tower by Time & Place, in partnership with MaxCap Group and Hickory.

Since its completion in 2025 – thanks in large part to its location, and proximity to not just the CBD, but also Melbourne’s Arts Precinct, South Melbourne, and the city’s key sporting and entertainment venues – the building has quickly become part of a vibrant new mixed-use destination.

Apart from the Queensbridge Building, itself, the precinct is home to Hannah St Hotel, operated by TFE Hotels, as well as five new restaurants and bars – namely, Hannah St Coffee, Coupette Corner Bistro and Bar, Terrace Lounge, Bar Hannah, and The Carriage Lounge.

Meanwhile, residents have access to a broad range of amenities, including private outdoor terraces, landscaped gardens, lap pools, wellness spaces, a gym, co-working facilities and hotel-style services, courtesy of The Clubhouse.

With Fraser & Partners as architects, the interiors in both the residential tower and the hotel, were by Flack Studio.

Reflecting on the deep-rooted industrial heritage of South Bank, the architects sought to create an authentic experience of living ‘local’ amidst the city.

Digging to the depths of the site’s historical bedrock and fusing the natural geology and the artisanal masonry style of the area with a modern urban context, they chose an industrial aesthetic as a means of shaping a unique local identity.

They resolved, through this process, to keeping four concepts at front-of-mind throughout the process – an honest use of materials revealing the real and raw, facilitating public spaces via urban connections to nature, paying homage to industrial mastery through detailing, and uncompromising design through the use of prefabrication techniques.

The structural design works hand in hand with materiality to establish a form that emerges ground up, stage by stage, as though generated by its own heritage. The façade is a celebration of industrial craft, while a glass reinforced concrete frame is finished with volcanic textured cladding.

By interweaving the virtues of both apartment and hotel-living, the project considers that making the quotidian something special is best done in creating community.
