Design Brief

This renovation and extension involved two buildings on a single title that were both built alongside one another.

The elevated inner city location, which is close to shops, multiple cafes, the Launceston General Hospital and recently developed ‘The Charles’ apartments was seen as a major draw card, but the original building itself appeared tired and dated.

The client’s vision was to renovate and extend both buildings and subdivide the properties concurrently with the intention to re-sell as soon as possible. The unit building was to be transformed into a sophisticated inner city town house.

Prime Design were asked to maximise the panoramic views at the rear of the property by introducing a single garage with deck over and larger windows which would also provide increase daylight and sun into the living areas.

Design Solution

Prime Design worked with a surveyor to coordinate the subdivision proposal and show easements. The council was also consulted to discuss potential overlooking issues between neighbouring properties and a dilapidation study was provided for the neighbouring property.

The internal plumbing had to be separated and the required separate sewer/stormwater/water connections were created.

An energy assessment was conducted to ensure compliance with the requirements of the Building Code and insulation was retrofitted to the underside of the floor.

 

Whilst the transformation appears quite subtle when viewed from the street the interior has been completelytransformed.

The walls were painted a crisp white to provide a sophisticated contrast with the warmth of the polished timber floor boards as they collect and magnify the natural sunlight.

The open plan living areas open out onto the new private deck to take full advantage of the panoramic city views and provide access to the landscaped courtyard.

Both Prime Design and the clients were happy with transformation and were delighted when the renovated town house sold after just three weeks of being on the market.
