Delivered in partnership with John Holland and Mirvac, the Social Housing building at Waterloo Metro Quarter is part of the NSW Government’s $6.6 billion Building Homes for NSW program.

The completed building features 70 dwellings. Including studio to three- and four-bedroom apartment options, it has the capacity to accommodate approximately 100 residents.

While the majority of these new homes will be managed by community housing provider Link Wentworth, 14 apartments are dedicated to Aboriginal and Torres Strait Islander tenants and managed by Birribee Housing.

The completion of the building marks a major milestone in the renewal of Waterloo South, Australia’s largest social housing redevelopment. When finished, the overall project will deliver more than 3,000 new homes, including over 1,500 dedicated social and affordable dwellings.

Bates Smart, whose expertise encompasses architecture, interior design and urban design, was the practice responsible for the development.

Thanks to constraints associated with the (also recently completed) Metro station, above which the development stands, the architecture is articulated into three volumes.

Each apartment has been thoughtfully designed, with a focus on energy efficiency, comfort, and connectivity with residents just a two-minute metro ride from Central Station and eight minutes from Barangaroo.

On the exterior, the restrained palette of brick, concrete and metal delivers a deliberately residential look and also ensures longevity and timelessness. Expressed concrete horizontals provide scale and integrated sun shading. Brick piers introduce warmth and texture, referencing the surrounding Waterloo context while offering vertical shading.

Meanwhile, the top level of the building features shared facilities which are intended to facilitate social activities and reinforce the building’s role as stable, long-term housing within a vibrant urban precinct. These include a communal room and a roof-top terrace.

Welcoming the completion of the project, Premier of New South Wales, Chris Minns noted – “By integrating new homes with world-class transport, shops and open space, we’re building a fairer, stronger and more sustainable city.

“We know there is more work to be done, but the completion of this project means 100 more people will have a safe, modern and well-connected place to call home.”
