Envisioned as a verdant internal landscape, this shared garden becomes the social nucleus of the development, fostering everyday encounters, strengthening community ties, and cultivating a sense of belonging among residents.

Each dwelling is conceived as a fully self-sufficient home, balancing privacy with proximity. Thoughtfully planned interiors include a well-appointed kitchen, generous bedrooms, integrated laundry, and a modern bathroom, complemented by private open space in the form of either an elevated terrace or a ground-floor garden.

Carefully choreographed laneways weave between building wings, strategically positioned to draw daylight deep into the interiors. As a result, every residence enjoys natural light from at least two orientations—front and rear—while many benefit from a rare tri-aspect condition, ensuring interiors that are bright, welcoming, and engaged with the outdoor environment.

The project’s financial framework—typically a combination of government grant funding, community housing provider support, and rental yields calibrated to tenant income—necessitates durable, cost-effective construction capable of enduring extended payback periods of 35 to 40 years. In response, the material palette combines a robust concrete superstructure with a resilient brick base and lightweight upper-level cladding in areas less vulnerable to wear.

Delivered at approximately $500,000 per sole-occupancy dwelling, the development comprises a mix of 1-bedroom, 1.5-bedroom (suitable for a carer or child), 2-bedroom homes, and two ground-level DDA-compliant 2-bedroom units. A communal facility, complete with a shared kitchen, further enriches the social fabric of the community.
