The new Sydney Fish Market has quickly become one of the city’s most recognisable new landmarks – a sweeping harbourside destination that reshapes Sydney’s waterfront with a design that balances the complex logistics of a working fish market with the ambitions of a world-class civic destination.

Located at Blackwattle Bay on Sydney Harbour, the landmark development represents a bold new vision – one that blends seafood industry operations with public space, tourism and architecture. Since its opening, the Sydney Fish Market has drawn millions of visitors and redefined this iconic waterfront for the future.

“It's been an incredible experience to lead the organisation through this transformation,” says Sydney Fish Market CEO Daniel Jarosch.

Though he joined the organisation during the final stages of delivery, Jarosch explains the vision that drove the design of this once-in-a-generation, city-shaping project.

“The Sydney Fish Market has deep connections with community and generations for decades, but we knew we were transforming ourselves again into something new – a broader offering that was not only the Sydney Fish Market, but also an iconic destination – a celebration of the fish market, but also a celebration of Sydney. And that's where the vision started to take shape.”

Inspired by the harbour and oceanfront, the design sought to preserve the authenticity of a working market while making it more accessible to the public.

The old site, Jarosch says, had evolved incrementally over decades and no longer adequately showcased the operational side of the industry. “It really didn’t celebrate the working aspects of the market.”

Bringing this aspect – the authentic working market – front and centre was an important part of the vision. This needed to be done in a sustainable way and by adopting leading technologies to future-proof the asset. The design would not only celebrate the market’s new location on Blackwattle Bay but also the evolution of Blackwattle Bay as a whole.

The design embraces foreshore connectivity, increasing both amenity and access for the community by integrating the site into a future 15km waterfront walk stretching from Rozelle Bay through to Woolloomooloo.

Equally important was ensuring that the market, though equipped with modern facilities, could evolve over time.

“What is the fish market going to look like in 20 years?” Jarosch asks. The flexibility to adapt over time, while maintaining the building’s architectural and iconic presence well into the future was an important part of the broader vision.

Designing a contemporary fish market, however, presented enormous technical challenges for the design team.

Fish markets are inherently complex environments – operating around the clock, dependent on logistics and strict operational flows. Rather than separating wholesale, retail and auction functions into different buildings, as many international fish markets do, Sydney’s new facility integrates all of these components into one large 20,000sqm footprint.

“It almost seems like an impossible task,” Jarosch reflects. “It's definitely unique, and we call ourselves the best fish market on the planet.”

The market processes approximately 12,000 tonnes of seafood annually, servicing not only customers and restaurants onsite but also retailers across Greater Sydney.

Maintaining efficient logistics was non-negotiable, he says, “in terms of being able to get the seafood from our auction floor to the retail counters across Sydney to be sold for lunchtime and dinner”.

The building’s organisation reflects that operational priority. Wholesale activities are placed at street level to facilitate seamless flow of goods, while the carpark in the basement serves dual purposes, functioning as a loading dock during the operating hours of the auction for the smaller vans that go out to various destinations.

Above these industrial functions sits the public realm – a layered sequence of retail, hospitality and education spaces overlooking the harbour.

Sweeping grand staircases connect the waterfront promenade to the retail level on the upper ground floor where seafood retailers are surrounded by restaurants, cafes and retail offerings designed to maximise views across Blackwattle Bay.

Above, on the mezzanine level, is the reimagined Sydney Seafood School, offering both education and a new events space.

The market also receives a lot of product from vessels that trawl the ocean up and down the coast. A working wharf, which can be viewed from both the retail and mezzanine levels, allows these vessels to unload seafood directly at the site.

“You can eat the catch that you’re seeing coming off the boat,” Jarosch quips.

The redevelopment has already drawn comparisons with some of Sydney’s most transformative civic projects such as the Opera House.

“That is a bold statement,” he says. “To be able to be associated with such an iconic piece of essential infrastructure, but also a celebration of a city in a building context, has just been incredible.”

For him personally, the experience has been quite humbling from a community perspective. “It's far exceeded my expectations – the connection that the community has, and the importance of our operations and what it symbolises for Sydney has really been awe-inspiring,” he says.

The Sydney Fish Market demonstrates how industrial infrastructure can coexist with civic life and public space.

Instead of creating another Sydney Fish Market of the same kind, the State recognised what the brand represented to the community – that “it is the beating heart of a city and a state and a nation” – and harnessed the opportunity.

The project will set a benchmark for community-based and industry-based development into the future, says Jarosch. “I really do believe that it will be used as an example of what can be achieved if you think outside the square.”
