Several glazed door and window systems from Alspec were installed at the Kodo Apartments in Adelaide to help create desirable indoor environments for residents.

At 30 storeys, Kodo Apartments is Adelaide’s highest residential building and the first of two new high-rises planned for this area of the city’s CBD. Towering over the city’s historic buildings, the apartment building not only stands out for its height but also for its brightly coloured exterior – Kodo Apartments is indeed a hard-to-miss addition to the city’s skyline.

Designed by Woods Bagot and built by Watpac, the development includes over 200 apartments in one, two and three bedroom configurations, with each apartment featuring a balcony with coloured partitions, accessed from the main living area. Residents can enjoy panoramic views of Adelaide city, the ocean and surrounding rural hills from their colourful balconies or head upstairs to the rooftop garden, an inviting green space inspired by the nearby Victoria Square gardens.

Kodo Apartments offers commercial premises and parking on the lower levels, while a new urban plaza is planned at ground level to make the area pedestrian friendly.

Glazing for the apartments was chosen with energy efficiency and sound reduction considerations in mind. Residents can access their balconies through Alspec ProGlide high performance sliding doors installed complete with double glazing. The double glazing, which consists of two layers of glass separated by air to reduce heat transfer, will help keep the apartments cooler in summer and warmer in winter. In addition to lowering energy use and saving on energy bills, the double glazing also reduces noise, making it an added bonus in the inner-city environment.

The building also features alternating panels of fixed glass and openable awning windows to deliver a pleasing vertical symmetry to the building façade. Alspec’s Hunter Evo 150 flush glazed framing was used on the fixed panels while 50mm awning windows were installed for the openable sections. Lockable chain winders on the awning windows take care of the safety aspect, and overlapping internal and external seals ensure superior weather performance.
