Melbourne's outer suburbs deserve the same architectural care as its most coveted inner-city neighbourhoods. One developer is proving the postcode argument doesn't hold up.

There is a persistent assumption running through Australian residential development: that considered design, strong proportions, quality materials and architectural presence belong in Fitzroy, or in a custom-built home on a corner block in Hawthorn. Not in a greenfield community on Melbourne's outer edge.

Melbourne developer-builder Kincaid has spent years pushing against that assumption. The Victorian company's design-first philosophy applies the same architectural thinking typically reserved for boutique apartment developments to repeatable housing products delivered across the city's growth corridors.

“There's a perception that if you want good architecture, you have to live in Fitzroy or commission a custom home. We completely reject that idea. Everyone deserves to live in a thoughtfully designed home, regardless of where they're buying,” says Joel Martin, Chief Operating Officer at Kincaid.

Designing from the street in

The difference in Kincaid's approach begins before a floor plan is drawn. Where most volume developers start with an internal layout and apply a facade at the end, Kincaid reverses the process: architectural presence, material selection and proportion are established first, with internal planning following once the streetscape is resolved.

“Streetscape is everything. We always design from the facade in. How a home contributes to the street is just as important as how it performs inside. Once we've established that, we focus on creating spaces that genuinely reflect the way people live, because we design every home as though we're going to live in it ourselves,” Martin says.

The discipline comes directly from the company's background in apartment development, where every square metre must justify itself. Rather than treating greenfield and medium-density housing as a lower standard, Kincaid applies the same rigour across product types, carefully balancing efficiency, liveability, and architectural quality.

“Design comes first, and efficiency allows us to deliver it. Good design isn't something you add at the end. It's what drives the commercial success of the product,” Martin adds.

Where design meets location

The design-first approach has also had a practical commercial consequence. Kincaid has used it to secure premium sites within masterplanned communities, building partnerships with some of Australia's leading land developers based on the strength of its architectural offer.

“Good design helps us secure the best sites within a community, and when you combine great design with a great location, you create a better place to live and a stronger long-term investment. Those two things go hand in hand,” Martin notes.

Scale as enabler, not enemy

Perhaps the most persistent misconception Kincaid works against is the idea that scale and character are incompatible. The company takes the opposite view: scale is what makes quality design accessible to buyers who can't afford Fitzroy.

“People often think scale and character are in conflict, but for us they're inseparable. Scale is what allows us to use better materials, stronger proportions, and more considered detailing while still delivering homes at a price point the market can reach,” Martin says.

Rather than chasing short-lived architectural trends, the business focuses on timeless design principles built to perform over decades.

“On-trend is no longer trending. We'd rather build homes that still look considered in twenty years than homes that look fashionable for five. Long-term performance starts with good design,” Martin says.

The density question

As Australia faces sustained pressure to deliver more housing across its cities, Martin sees the design argument becoming more urgent, not less.

“The future isn't simply about delivering more homes. It's about creating communities people genuinely want to live in. As density increases, design becomes even more important. You have to create places where people feel connected, where streets, parks, and shared spaces become an extension of the home. That's how you make higher-density housing desirable, not just necessary.”

It is a position that cuts through the volume-versus-quality debate. Scale and design are not competing priorities. For the communities going up on Melbourne's fringe right now, that distinction matters.
