Australia's largest home builder, Metricon, has completed its first prefabricated housing pilot, showcasing how offsite manufacturing could help improve construction speed and support efforts to increase housing supply while also ensuring the quality, design and customer experience expected from a market leader.

The pilot saw two homes completed in just 20 days from slab pour to building completion, marking one of the first instances of a major Australian volume builder integrating prefabricated construction into a mainstream volume-building model.

Australia needs to embrace new ways of building if it is to improve housing supply and affordability, remarks Metricon CEO Brad Duggan.

“Australia doesn't have a demand problem, we have a housing supply challenge. If we’re serious about building more homes for Australians, we need to continually explore smarter and more productive ways to deliver them.”

It took just four days of building for the homes to progress from slab to beyond lock-up, becoming weatherproof with fully functioning bathrooms before moving through the final stages of completion.

“This pilot is an important step in understanding where prefabricated construction can play a role within a volume-building environment. It’s not about replacing traditional construction, it’s about adding another pathway that could help us build more homes, faster and with greater certainty,” he explains.

“In locations where the supply chain for conventional construction is constrained, offsite construction can bring more homes to market faster, and that’s a win for Australian home buyers.”

The two pilot homes at Mt Atkinson Estate in Truganina were delivered through a collaboration between Metricon, Signex and Stockland. The partnership combined Metricon's large-scale residential construction expertise with Signex's prefabricated construction capability and Stockland’s leadership in creating masterplanned communities.

According to Sam Gribble, General Manager at Everyone Homes – a dedicated division of Metricon Homes – the project was designed to evaluate whether prefabricated construction could be incorporated into mainstream housing delivery rather than remain a niche solution.

“For a long time, prefabricated homes have been viewed as a niche solution. What makes this project significant is that we’re demonstrating how prefabricated construction can work within a volume-building model,” Gribble explains.

“The opportunity is particularly compelling in regional and growth areas where labour availability can constrain housing delivery. By manufacturing much of the home in a controlled environment, we’re able to reduce weather impacts, improve quality control and significantly streamline on-site construction.”

Approximately 90% of each three-bedroom home was manufactured in a controlled factory environment before being transported to site for assembly. Each home includes three bedrooms, two bathrooms and open-plan living areas, and achieves a 7-star energy rating.

“Importantly, these homes are virtually indistinguishable from conventionally built homes. They’re built on traditional slab-on-ground foundations using high-quality, robust materials, delivering the same look, feel and liveability Australians expect,” adds Gribble.

While the initiative remains at the pilot stage, Metricon says the project has provided valuable insights into how prefabricated construction could complement existing building practices and improve future housing delivery.

Duggan concludes by saying that continued innovation across the construction sector would be essential to meeting Australia's long-term housing needs.

“There is no single solution to Australia’s housing challenge. It will take collaboration, investment and innovation across the entire industry. We’re proud to be testing new approaches that have the potential to make a meaningful difference.”
