In typical seafaring weather, the new Sydney Fish Market opened to the public today, unveiling a sweeping new landmark on Sydney Harbour that has been designed to blend heavy industry with public life.

Designed by Danish firm 3XN GXN with Australia’s BVN Architecture and local landscape architects ASPECT Studios, the 10.4-hectare complex is now officially the largest fish market in the Southern Hemisphere.

Delivered by Infrastructure NSW for the New South Wales government, and opened by NSW Premier Chris Minns, it anchors the renewal of the once-neglected Blackwattle Bay and is expected to draw more than six million visitors a year, according to figures quoted at the official opening ceremony.

This stunning project joins a line-up of the city’s most visited waterfront sites, including the Opera House, Harbour Bridge, Barangaroo and, of course, Darling Harbour.

Unlike those tourist icons, however, the fish market is also a fully functioning industrial facility, operating around the clock, 24x7.

“This transforms an underused part of the harbour into a vibrant public realm,” says Audun Opdal, senior partner at 3XN. “It blends a working commercial operation with high-quality public space, creating an authentic market experience on the water.”

At the public market hall level, more than 12,000 sqm are devoted to fishmongers, restaurants, cafés, and specialty vendors. Designers separated pedestrian routes from industrial circulation so forklifts, trucks and workers can move safely alongside tourists and locals. Floor-to-ceiling glass keeps the harbour in constant view, giving the space the feel of an open-air market.

Fred Holt, Partner and Australia Director, 3XN says that “Every Sydneysider has a story about the Fish Market, often dating back to their youth. With the new Sydney Fish Market, our aim is to retain the authenticity and spectacle of a working market, while transforming it into a catalyst for community life.”

“Central to this vision is a commitment to the highest standards of sustainability and a deep respect for its unique Sydney Harbour setting. Our hope is that the new Sydney Fish Market becomes a place where Sydneysiders and visitors alike gather throughout the year,” he says.

Retail, tourism, and wholesale operations now sit under one roof. Visitors can watch auctions in a modern Dutch-style system where bidding starts high and moves downward, with up to 160 buyers competing at once. Large screens display prices and volumes and glazing along promenades allows the public to see into the normally hidden world of seafood trading.

“We turned an introverted industry inside out,” says Holt. “The choreography of seafood trading is now part of the public experience.”

Behind the scenes, the building runs on tightly controlled climate zones, which several of today’s visitors noted in terms of how little there is of the ‘fish-like smell’ in the new complex.

Equipment for live seafood, sorting and ice production, claimed to be up to 70 tons a day, is also visible from public areas.

Some 26 lifts move products and staff between an underwater basement, trading floors and offices.

The new fish market site is best described by Louise Pearson, Studio Director, ASPECT Studios, who says, “Perched at the heart of Blackwattle Bay, the waterfront emerges as an inviting edge of water play and public art, celebrating cultures old and new. Native plantings and generous seating define the harbour, while an amphitheatre elevates the public realm into a lively stage. Green pockets and abundant seating introduce subtle ‘fishy’ references, while flashes of safety-red offer a crisp nod to the site’s industrial past.”

On the environmental front, the market achieved a 5 Star Green Star sustainability rating and diverts up to 80% of its waste from landfill-no easy feat for a food manufacturing facility.

“It’s a deeply technical building, but it never loses sight of its civic role,” says Catherine Skinner, principal at BVN.

Crowning the complex is a dramatic 20,000-square-meter floating roof, which is both stunning and unique in terms of its design.

Stretching 200 meters and weighing an impressive 2,500 tons, it is built from hundreds of timber beams and aluminium panels fitted with solar cells. The undulating form brings in daylight, provides shade and supports natural ventilation, cutting energy use by up to 35%, the designers say.

Rainwater is captured across the roof, filtered, and reused, cutting potable water use in half. A wastewater treatment plant further reduces environmental impact.

More than a market, the project is meant to redefine how industry and public life coexist on the waterfront.

“The new Sydney Fish Market shows these two worlds don’t have to be separate,” Opdal says. “They can strengthen each other, and the city around them.”

This was underlined by Sydney Fish Market CEO Daniel Jarosch, who says, “The opening of the new Sydney market marks a defining moment for our organisation and for Sydney. This once-in-a-generation investment that supports the future of Australia's seafood industry while opening the workings of a real, operating fish market to the public.”
