Fortis has received approval to develop a premium-lifestyle hotel within its Richmond Square project, adding a significant hospitality element to the $330 million mixed-use precinct in Melbourne’s inner east.

The 57-room hotel will be located across the first two levels of Carmine House and forms part of the broader Richmond Square masterplan, which combines residential apartments, hospitality venues, wellness facilities and lifestyle-focused amenities within a highly connected urban precinct positioned between Richmond and Cremorne.

When completed, Richmond Square will include 107 residences across the Wiltshire House and Carmine House buildings, alongside the new hotel and a range of supporting retail, hospitality and service offerings designed to activate the precinct.

The hotel component is central to the long-term vision for Richmond Square, helping establish the development as a destination that caters not only to residents but also to workers, visitors and the wider community.

Jordan Winada, Head of Acquisitions (Commercial) Victoria at Fortis, says the approval represents a significant step forward in delivering a precinct that responds to the changing expectations of urban residents.

Richmond Square introduces a service-led lifestyle model within Carmine House, providing apartment residents with access to a range of optional hospitality services typically associated with premium hotels. These offerings include housekeeping, linen refresh programs, laundry and dry-cleaning services, food and beverage delivery, grocery stocking and concierge support, allowing residents to access hotel-style convenience without leaving home.

According to Winada, the integration of hospitality and residential living directly addresses the evolving expectations of owner-occupiers seeking greater flexibility, convenience and access to services.

"Residential amenity is no longer limited to what sits within an apartment building. Buyers are increasingly assessing the broader lifestyle ecosystem surrounding their home and the ways in which a precinct can support their day-to-day needs."
