Located in Freeling, the design sought to be understated and respectful of the existing streetscape while meeting the complex requirements of a contemporary aged care facility.

When SMFA became involved, the concept design and planning were already established, prompting an initial phase focused on understanding the client’s brief and ensuring alignment with the original design intent.

From the outset, the goal was to create an environment that was functional and durable, yet calm, welcoming and familiar for residents.

Architecture & Design: Can you describe the initial vision for this project and how it evolved over time?

SMFA: Although the initial vision for the project was established prior to SMFA’s involvement, with the concept design and planning stages already completed by another architectural practice, our first step was to understand the client’s developed brief and how it aligned with the existing design philosophy and concept.

Given the site’s location within the rural community of Freeling, the vision centred on a design that was practical, accommodating and understated, ensuring it sat comfortably within the existing streetscape.

As the project evolved, SMFA worked closely with the client to refine and develop the internal and external material palette. In particular, the design needed to balance the requirements of a modern aged care facility while being durable, practical and clinically appropriate with the equally important need for spaces to feel homely, calm and welcoming.

This contrast became a key driver in the project’s evolution, creating an opportunity to collaborate closely with the client to achieve the best of both worlds through considered use of colour, furnishings and materials.

What were the biggest challenges you faced during the design and construction phases, and how did you overcome them?

One of the biggest challenges during both the design and construction phases was managing space, which is a common issue in aged care developments.

The need to accommodate the required number of resident rooms, alongside dining areas, communal living spaces, outdoor areas, and essential administration, clinical and services spaces, meant the building footprint was pushed to the full extent of the site.

To overcome this, SMFA worked closely with the client to gain a detailed understanding of their operational requirements and how staff carried out their day-to-day duties. By focusing on these fundamental functional needs, each space could be carefully planned and sized, allowing for smooth integration between areas.

How did you ensure that the project met the client’s needs and expectations?

Meeting the client’s needs and expectations was achieved through a simple but essential approach: listening. From the outset, SMFA treated the project as a collaborative journey, ensuring the client was actively involved at each stage of the process.

By maintaining clear and regular communication, the client was able to understand design decisions, track progress on site, and feel confident in how the project was unfolding.

This inclusive approach also enabled the client to keep end users, both staff and residents well informed, fostering a sense of ownership and connection to the project. Through ongoing engagement and responsiveness, the outcome closely aligned with the client’s expectations and operational needs.

Were there any unique or innovative techniques or materials used in this project?

Rather than introducing new or experimental techniques, the project took a considered and pragmatic approach to design and material selection. Given the site’s location, the focus was on specifying high-quality, durable materials that would perform well over time and require minimal maintenance.

This approach ensured the building was robust, reliable and well suited to its context, prioritising longevity and value over short-term innovation while still delivering a thoughtful and well-resolved architectural outcome.
