99 Green St, a new workplace in the inner Melbourne suburb of Cremorne, is intended to support the way modern tenants and their teams are increasingly choosing to work, connect and commute.

Designed by Six Degrees Architects, the building includes a ground floor cafe and eight full-floor office tenancies, all of which were conceived to tap into growing demand for workplace flexibility, wellness-led amenity and a reduced reliance on car travel, in favour of more sustainable transport options.

The architects have prioritised natural light, fresh air and greenery.

A naturally lit feature staircase connects each level and flows into the full-floor office environments, operable windows facilitate natural cross ventilation across all nine levels, and outdoor terraces (on levels three, four and eight) provide private open-air space, ensure connection to the neigbourhood and provide views across the city fringe.

In terms of materiality, honesty and durability are the order of the day. Everything on view, from the textured concrete with refined opening shrouds to the perforated panels and robust finishes is designed to age well.

Supporting its transit-oriented approach, 99 Green St. includes premium end-of-trip facilities offering bike storage, shower suites, lockers, drying cupboards, grooming provisions and a bike repair station.

The building has also eschewed onsite car parking in order to support and promote public transport usage and active mobility choices. Its prime Cremorne location was carefully selected by developer and asset owner and manager Riverlee to enable a more sustainable tenant commute through walking, cycling, tram and train travel.

Positioned within walking distance of Richmond and East Richmond stations, Swan Street trams and the Yarra River bike trail, tenants have direct access to Melbourne’s broader public transport and active mobility network.

Combined with the building’s passive design, its solar panels, rainwater harvesting and absence of gas as an energy source, these choices suggest the development has met its brief.
