Barings and Aware Super have officially opened WeAreLiving Queens, a $405 million build-to-rent development including 433 professionally managed homes, alongside Albert Park in inner Melbourne

The 14-level development includes a choice of studio, one-, two- and three-bedroom apartments in a well-connected precinct that is close to parkland as well as the Melbourne city centre.

Following the launches of WeAreLiving Preston in Melbourne’s north and WeAreLiving Brunswick in Brisbane earlier this year, WeAreLiving Queens is the flagship project for the growing WeAreLiving platform.

Backed by Aware Super, one of Australia’s largest superannuation funds, and managed by Barings, a leading global alternative investment manager, WeAreLiving has plans to build more than 2,000 build-to-rent homes across NSW, Queensland, the ACT and Victoria.

Designed by Bates Smart and built by Hickory, WeAreLiving Queens is able to accommodate 850 residents. Like the recently opened Preston development, its construction benefited from the Victorian Government’s 50% land tax concession for new build-to-rent projects, which is part a broader housing supply strategy.

Beyond their own homes, the amenities that residents will be able to take advantage of include a 24-hour gym, pool, sauna, steam room and cold plunge, pet wash and dog run, rooftop terrace with barbecues, co-working spaces, meeting rooms, a dedicated podcast studio, private dining rooms, cinema rooms, resident lounge, over 2,500m2 of landscaped courtyard gardens, 503 secure car spaces, and electric vehicle charging capability.

An all-electric building, WeAreLiving Queens has achieved an average NatHERS rating of 7.8 stars across all apartments. It includes an embedded energy network, double glazing throughout and private balconies or terraces to every apartment.
