The 2022 Property Seeker report found that 81% of homebuyers consider a property’s sustainable profile critical in their decision-making, and a staggering 87% will pay extra for a home with green features. A few years later, that sentiment is even more powerful.

So here, we explore some of the most prevalent trends ensuring that Aussies and single dwellings are a perfect match for years to come.

Smart homes are not new, but recently, they’ve become… well, smarter. AI-powered smart home systems learn occupant behaviour, predict energy consumption patterns, and optimise energy usage in real time.

Homes can now automatically adjust lighting and temperature based on the occupant’s schedule, ovens can automatically pre-heat, and refrigerators know just when to switch to energy-saving mode while residents are on vacation.

It is finally starting to feel like the promise of AI is being realised, supercharging the potential of the smart home ecosystem and helping take energy efficiency to the next level.

But this holistic approach to technology not only reduces environmental impact – it also creates a more personalised, convenient and effortless living experience. Essentially, our homes are starting to run themselves – whether we’re there or not.

While the single-occupancy home is more connected than ever, there is also a growing shift towards off-grid living. This juxtaposition highlights the desire to harness technology for greater self-reliance, driven by environmental consciousness and economic considerations.

As a result, architects are designing homes that can generate their own power through solar panels and battery storage, harvest rainwater for irrigation and household use, and incorporate composting systems to reduce waste. This move towards self-sufficiency not only lessens the environmental footprint of our homes but also provides a sense of security and independence in the face of rising energy costs and potential grid disruptions.

In fact, we’re seeing the rise of the “Passive Plus” dwellings, which take passive design principles a step further and generate more energy than they consume. Making the concept of a Passive House appear somewhat passé, these emerging homes are taking the idea of being self-sufficient to new heights – and paving the way for residential architecture that contributes to a more sustainable energy grid rather than stays off one altogether.

As we all know, water scarcity is a growing concern in Australia. Homeowners are increasingly looking for ways to reduce their water use, and intelligent water systems are emerging as a solution to assist with conservation and improve efficiency.

More and more dwellings feature greywater recycling systems that repurpose water from showers and laundries for garden irrigation, while rainwater harvesting systems collect and store rainwater for various household uses. Smart taps and showerheads can monitor water use, detect leaks, and even adjust flow and temperature based on user preferences.

Advanced water filtration systems that can provide clean and safe drinking water have now become the norm, and some of the more innovative solutions offer chilled, hot, and sparkling water options. The clever systems encourage people to drink more tap water and reduce their consumption of soft drinks and bottled alternatives, improving health outcomes and minimising plastic waste.

Is a house efficiently rising layer by layer as a printer extrudes a specialised concrete mixture what the new construction site looks like? Not yet, but it’s bound to become a more common sight as 3D printing emerges as a game-changer in sustainable construction, offering a new paradigm for single-dwelling homes.

This process not only reduces construction time but also minimises waste and allows for unique designs, like curved walls and intricate details, that would be much more challenging to achieve with traditional methods.

Better yet, 3D printing also aligns with the demand for sustainable housing by reducing material use and potentially incorporating recycled materials. Plus, it can also create more affordable homes with superior insulation, lowering energy consumption and contributing to addressing the widespread living crisis.

Might we expect an exciting innovation fusing AI generative design and 3D printing to galvanise this space next? Only time will tell.

These trends embody the striking duality of sustainable residential architecture. Australia’s iconic single-family home capitalises on technological progress to become more disconnected from the grid and more connected to the power of nature.
