Nestled in the heart of Sydney's bustling CBD, 3 Hosking Place once stood as a collection of ordinary serviced apartments. Today, it has been reimagined into The Merchant – a vibrant office hub designed to inspire and empower.

The project demonstrates the potential to revitalise existing buildings, reduce environmental footprint, and set a new benchmark for responsible workplace design. At the centre of this transformation is one of the most important design foundations: the flooring.

For The Merchant project, interior design leaders CHADA selected Karndean Designflooring’s Lemon Spotted Gum. The choice reflects a balance of authenticity, durability, and sustainability that aligned perfectly with the project’s goals.

Authentic look that elevates interiors

Inspired by the natural beauty of Australian timbers, Lemon Spotted Gum delivers warmth and character. For CHADA’s Juliet Ashworth, this authentic look created a welcoming, yet professional atmosphere that suits the modern workplace.

Durable flooring for commercial spaces

In a high-traffic commercial environment, durability is essential. Karndean flooring offers long-lasting performance with minimal upkeep. At The Merchant, this ensures the interiors remain functional and beautiful, even with heavy daily use.

Sustainable design for a better future

Environmental responsibility was central to Ashworth’s vision, creating a space that not only looks exceptional but also meets recognised sustainability standards.

The Karndean LooseLay Longboard range is low-VOC certified by FloorScore®, supporting healthier indoor air quality, and holds Global GreenTag™ certifications – delivering the assurance expected in modern office design.
