MyHomeware has published a structured guide to bathroom product procurement, outlining a step-by-step framework for specifying vanities, basins, tapware, tiles and accessories before a renovation programme begins. The guide is aimed at design professionals, builders and project managers coordinating the product selection phase ahead of construction.

The guide's central premise is that bathroom product procurement and the renovation itself are two distinct project phases. A renovation involves trades, a builder and a programme. Product selection — which vanity, which basin, which tapware, which tiles — requires its own budget, its own shopping list and a dedicated research period. Managing those two phases separately, the guide argues, has a direct effect on how efficiently the build phase runs.

Building the product list

The guide recommends establishing a comprehensive product list before beginning brand comparisons or finish selections. A standard bathroom fitout covers seven core categories: vanity (the cabinet, sold separately from the basin); basin (often supplied without a pop-up waste, and with tap holes pre-drilled, both of which require careful cross-referencing with the chosen tapware); toilet suite (pan and cistern, available in close-coupled and wall-faced configurations); tapware (basin mixer, shower mixer, and — where an in-wall installation is specified — an in-wall mixer body plus dress kit); shower screen (framed, semi-frameless or frameless); tiles (floor and wall, priced per tile or per square metre depending on the range); and accessories (towel rail, toilet roll holder, mirror, robe hooks).

The major fixtures — vanity, basin, toilet, tapware and shower screen — require considerably more detailed specification and measurement work than accessories. The guide identifies accessories as the most straightforward items to source and, if necessary, replace, making them the lowest-risk category in the procurement sequence.

Material grades and performance

Vanity carcasses are available in three material grades with distinct cost and durability profiles. PVC is the most cost-effective option and performs adequately in wet environments, though it carries a shorter service life than higher-specification alternatives. MDF occupies the middle tier: an acceptable choice when the board is moisture-resistant and fully sealed, but the guide cautions against unsealed MDF in bathroom conditions. Plywood is identified as the premium selection for longevity and structural performance.

For basins, the two primary material options are ceramic and stone (or engineered stone). Ceramic is the more practical specification — it requires the least maintenance and performs reliably across a wide range of installation conditions. Stone commands a higher price point and requires additional care during cleaning. For floor tile applications, porcelain is recommended over standard ceramic: its higher density and superior water resistance make it the technically appropriate choice for wet-area floors.

Compliance: WaterMark certification and WELS ratings

Two compliance frameworks govern bathroom product specification in Australia, and the guide addresses both directly.

WaterMark certification, administered under the WaterMark Certification Scheme, is required for all tapware and any product that contacts potable water. This is a mandatory requirement under the Plumbing Code of Australia — not an optional quality indicator. The guide recommends verifying WaterMark documentation before purchase, particularly when sourcing from online suppliers where compliance status may not be prominently displayed.

Toilet compliance is governed by the Water Efficiency Labelling and Standards (WELS) scheme under AS/NZS 6400:2016, which sets a maximum average flush volume of 5.5 litres. A 4.5L/3L dual-flush toilet typically achieves a 4-star WELS rating. Products failing to meet this standard cannot be legally sold in Australia. The guide recommends treating both WaterMark and WELS compliance as non-negotiable baseline criteria during the initial product review, rather than as a verification step at the point of installation.

Budget framework

The guide separates bathroom product supply costs from total renovation costs — a distinction that, it notes, regularly creates budget shortfalls during the planning phase.

At the lower end of the supply spectrum, a budget-tier specification combining a PVC vanity, ceramic basin, entry-level tapware, framed shower screen and ceramic tile represents a substantially lower outlay than a premium specification incorporating plywood joinery, stone basins and frameless glass. Product material selection is, in practice, the primary variable determining where a specification sits within that cost range.

However, product supply is only one component of the total project investment. The HIA Bathroom Renovation Cost Guide 2025 estimates total renovation costs for a small ensuite — including all trades — at $10,000 to $25,000 or more. The guide explicitly warns against planning a product supply budget without accounting for trades costs, and notes that treating supply costs as an approximation of total costs is a widespread and costly planning error.

Sourcing and lead times

The guide recommends selecting a bathroom showroom that stocks all seven product categories under one roof and can supply complete technical specifications for each product — including set-out measurements, glass thickness and WaterMark documentation. Having specifications available at point of sale is identified as a critical differentiator for professional procurement, as dimensional and compliance data are required before a plumber can confirm product compatibility.

Standard-range items typically carry a two- to four-week lead time from order to delivery. Custom-ordered products may require eight weeks or more. The guide recommends building delivery lead times into the renovation programme from the project outset: delays in product delivery have a direct cascade effect on trades scheduling, and custom orders with long lead times are best identified and placed during the design documentation phase.

The guide makes a specific recommendation to inspect tapware and tiles in person before finalising any selection. Both categories have a documented tendency to appear different in photographic representation compared to the physical product — a consideration that carries additional weight when products are being specified for a client rather than for personal use.

Common specification errors

The guide identifies five procurement errors that consistently generate problems during the installation phase.

The first is purchasing tapware before confirming the tap hole configuration on the selected basin. Misaligned tap holes require the tapware to be returned and reordered, introducing delays that can hold up plumbing rough-in. The second is confusing S-trap set-out dimensions (140–180mm from wall to floor outlet) with P-trap height (185mm from floor to wall outlet) — a measurement error that cannot be corrected without relocating the waste outlet.

The third is failing to order surplus tiles. The guide recommends ordering additional stock to account for cutting waste and breakages during installation; matching tiles from the same batch after the fact is frequently not possible. The fourth is purchasing plumbing products without confirming WaterMark certification and warranty approval — products that do not meet certification requirements are not compliant with the Plumbing Code and cannot be legally installed.

The fifth is attempting installation work without a licensed trade. Purchasing bathroom products does not require a licence; installing them often does. Toilets, basins, tapware, LED mirrors and heated towel rails all require a licensed plumber or electrician. The guide's rule of thumb: if the work involves plumbing, electrical wiring or waterproofing, a licensed contractor is required for that component of the installation.
