Construction is beginning on a new commercial building in Fortitude Valley, Brisbane, designed by WG Architects to impress and attract tenants to the central .

Excel Development Group announced construction commencement of 51 Alfred Street, the company’s largest CBD fringe commercial building to date.

WG Architects have designed the building to feature flexible floor plates up to 960 sqm, 5 Star Green Star accreditation and to accommodate full building tenants or multiple tenants.

Peter Willis from WG Architectssaid: “The Valley is emerging as the place to be right now so we wanted to reflect the uniquely modern and cosmopolitan vibrancy of the district,” he said.

“We’ve included design features to cater for new technologies, highly visible signage opportunities as well as impressive entry and foyer statements.”

The $35 million dollar project will be delivered by building contractor, Blackwatch Projects. Construction started this month on the site situated on the corner of Julia Street and Alfred Street in Fortitude Valley with completion expected by April 2013.

51 Alfred Street is positioned in the heart of Brisbane’s billion dollar Urban Renewal Program.

The 9 level, A Grade commercial building will comprise 8,000 sqm of contemporary commercial office space situated directly opposite the Valley Metro, retail outlets and services.

Managing director of Excel Development Group, Peter Sherrie secured the 1,200 sqm site with the initial intention of delivering a seven level building.

“51 Alfred Street ticks all the right boxes for location as well as long term corporate growth expected in the area so we’ve extended the building to nine levels to meet market demand,” Sherrie said.

Excel’s general manager commercial, Rod Colwell says 51 Alfred Street is attracting interest from companies seeking to move into this growth area.

Colwell added that “the need for Green Star certification is also a ‘must have’ as well as a growing demand for new buildings capable of handling the latest technologies”.
