Another Melbourne Docklands building, this time a new $100 million, 30 storey building by The Mirvac Group on the Yarra’s Edge, has been approved for construction.

At 100 metres high and featuring 229 apartments, ‘Tower 10’ will be the eighth high-rise from Mirvac along the south bank of the Yarra River and the first residential tower for their planned development of the Bolte Precinct.

The Victorian government says the 160-186 Lorimer Street building reflects the ‘Plan Melbourne’ planning strategy, which estimates that 1.6 million new dwellings will need to be constructed between now and 2050 for the Melbourne metropolitan, 20 per cent of which need be in the central city.

The boot shaped Tower 10 will sit atop a 19.5m, 5-storey podium and will have 229sqm of retail space at ground level. Above that, a glass facetted apartment tower will rise over 80 metres and house 118 one bedroom, 71 two bedroom and 40 three+ bedroom dwellings.

Over three hundred above ground parking spaces and 84 bike spaces will be also be included, hidden within the podium by apartment frontages. The building will have a total gross floor area of 38,500sqm (18,500sqm excluding car spaces) and will be designed to a 4 star Green Star standard.

The Bolte Precinct will be the final part of developments on Yarra’s Edge which has already seen extensive construction including the Array by Mirvac. The plans also propose 18 luxury riverfront homes similar to the low-rise townhouses Mirvac has already built in the area.

When completed, the Yarra’s Edge will consist of 11 apartment towers costing $1.3 billion and will cover 1.5km of Yarra River frontage.

The original development plan was designed in 2006 and was broken up into three precincts:

The Marina Precinct - Comprising the marina and boardwalk, with six residential towers ranging in height from 25 to 47 storeys
The Park Precinct - Comprising Point Park and two residential towers
The River Precinct - Comprising a mix of lower-level, less intense terrace-style developments and three high-rise towers towards the Bolte Bridge

In 2011 Mirvac adaptations included the addition of the Bolte Precinct and with it three sub precincts.
