A 103-metre tall apartment project in Adelaide will be the state’s tallest residential development upon completion.

But the tower designed by Woods Bagot will only hold this title for a year or two until Elenberg Fraser’s 132-metre tall apartment building has been built (completion is anticipated by 2020).

Located at 29 Angas Street, Woods Bagot’s 30-storey Kodo apartments will feature a four-level podium from ground level which consists of car parking spaces, bicycles parks and residential apartments. A ‘sky garden’ will sit on the top floor of the podium with open lawn and a louvered cover.

“Our brief was to optimise the potential of residential living in the heart of the Adelaide city,” says Woods Bagot design principal, Peter Miglis.

The remaining 26 levels will be a mixture of one-, two- and three-bedroom apartments. Natural light and ventilation have been incorporated into bedrooms and living spaces, while maximum storage has been considered in kitchen, bedroom and bathroom areas. Including the podium apartments, Kodo will have a total of 208 dwellings.

Ground-floor retail and commercial tenancies will activate the building at street level with a dedicated bicycle path connected to the new, north-east laneway.

“Victoria Square is the largest of the city squares in Adelaide and has been defined over the years with significant buildings,” says Miglis. “Kodo provides the next generation of buildings related to urban living, further defining the square while also connecting to all of the amenity that the city provides.”

Adelaide has seen a number of proposals and approvals over the last year, which includes another from Woods Bagot (described by the firm as a “radically mixed-use” tower). Other developments in the works are Adelaide’s tallest building by Brown Falconer Architects, a high-rise school by Cox Architecture, and a two-towered project by Hassell and Fitzpatrick & Partners for the historic Adelaide GPO site.

Kodo is currently under construction. The project is expected to be ready for residents by the end of 2018.
