A quiet design revolution is taking place across Australia on sloping and irregular blocks that many builders choose to avoid. When suburban growth is mostly shaped by flat land and repeatable house plans, Melbourne builders like Marque Homes are increasingly using these complex sites with steep corners, crossfalls and drops as a new canvas to create design-led homes.

A boutique custom builder and part of Mirrastone (formerly AHB Group), Marque Homes is embracing this shift, treating undulations in terrain not as an obstacle but as key drivers of form, layout and experience.

This approach fundamentally changes both the design process and client expectations about what’s possible on their land, observes Marque Homes designer Arsen Baglayenko. “Every site we work on forces a different architectural response. You can’t repeat a plan on a block that drops three metres or fans out irregularly. You start with the land, and the house becomes the solution.”

This philosophy is evident across three upcoming Marque Homes projects, each responding to a different type of block with site fall and informed by a distinct architectural brief, creating unique design outcomes.

Bridges, for instance, is situated on a steep corner site where the natural fall of the land had previously separated internal living areas from an elevated pool terrace. The new design resolves this disconnect through a split-level configuration that follows the slope, allowing the living spaces to open directly onto outdoor areas.

Marque Homes’ Grovedale project presents a different kind of challenge, with the property sitting on a sideways-sloping block – a crossfall – widely regarded as one of the most difficult site conditions in residential design. This was resolved with a central courtyard anchoring the home, drawing in natural light, and providing privacy from neighbouring dwellings. By positioning the garage sideways, the typical street-facing garage door is eliminated to allow a clean facade. The architecture adopts a softened, semi-brutalist character, balancing monolithic forms with curves and raw materials.

The most context-sensitive project, Glennard in Eaglemont, is situated within Walter Burley Griffin’s historic estate. Here, the design draws on mid-century modern principles, using low rooflines, brick blade walls and garden atriums in response to the area’s original planning ethos that emphasised openness, curved streets, and seamless transitions between built form and landscape. The entry is deliberately indirect – instead of the typical street entrance, it happens through a landscaped side court, reinforcing Griffin’s principle that landscape is experienced before architecture.

Across all three homes, a clear pattern emerges: topography is shaping design, not constraining it.

“Sloping-block clients often arrive assuming their land is a limitation; instead, the land becomes the very reason their homes feel unique,” Baglayenko notes.

The trend reflects a broader evolution in Australian residential design, with rigid, box-like modular forms giving way to more organic, site-responsive architecture characterised by curves, soft edges and raw materials.

“There’s a growing appetite for homes that feel tailored, expressive, and that flow more naturally with the land,” he adds.

As these projects progress over the next year, they are expected to demonstrate how difficult blocks can deliver some of Melbourne’s most thoughtful, distinctive and architecturally compelling homes.
