A 321 dwelling multi-use complex has been approved for 661 Chapel Street, South Yarra after what has been a lengthy application process.

Developer Michael Yates & Co had commissioned Bird De La Coeur architects (BDLC) to design two concepts back in 2013—one for the site as-is and another for an expanded site reliant on the purchase of adjacent land.

The final design that was recently approved is an interlocked two tower complex that will rise from the non-expanded 2141sqm site to a high point of 94 metres.

Building A is the taller of the two towers and will take 29 storeys of sheer glass and indented balcony openings into the South Yarra Skyline. The plans show a winter garden on level seven and an exclusive three bedroom apartment for the 29th storey.

Building B is more geometrical in shape and its kiln-shaped masonry podium directly contrasts with the slenderness of Building A. It has a variety of setbacks, one at level 6 and another at the 18th storey, that help it contrast into the abutted taller tower.

Building B will also house 1,187sqm of office space and over 400sqm of lettable retail and shopfront. The plans show a green roof for level 18 and a pool for level five.

The landscaping for the entire project will be completed by Meinhardt who have promised a street level green wall porte-cochere on Chapel Street, canopy trees and an attractive groundcover planting featuring a variety of textures and colours.
