Boutique property developer Molti has announced its latest Melbourne venture, unveiling plans for three luxury residences at its prime Denham Street site in Toorak.

The 1,655-square-metre parcel, formed by combining 11 and 13 Denham Street – both acquired by Molti earlier this year – will feature three individually crafted homes designed by leading architecture studio Carr, with lush private gardens by Eckersley Garden Architecture, embedding luxury living within a beautiful landscaped setting.

The project marks Molti’s growing presence in Melbourne, complementing its Mercer Road, Armadale and Kangaroo Point developments. Continuing their collaboration with Molti, Carr has designed a series of six residences for the Armadale site as well as interiors for the luxury development, Heirloom at the Kangaroo Point location.

Envisioned as expansive private retreats, the proposed homes on Denham Street come complete with premium living features including dedicated wellness spaces, wine cellars, home theatres and more. Each residence will span 463 square metres across two levels, featuring two living rooms and four oversized bedrooms with ensuites, in addition to a four-car garage. The basement, which is designed as a wellness space, will house a gym, wine wall, laundry and theatre.

Architectural gardens, private pools and multiple courtyards, all designed by Eckersley Garden Architecture, will maximise the luxury experience for future residents.

The boutique scale of the homes was a deliberate decision, says Molti Managing Director Ben Teague.

“We could have pushed for higher density, but instead we chose to go against the grain – proposing expansive, premium residences designed for those looking to move into something more contemporary,” he explains.

“Toorak has always been one of Melbourne’s most distinguished suburbs, so we’ve partnered with Carr and Eckersley to craft homes that embody the elegance and calibre this location deserves.”

About crafting three bespoke homes, Carr Director Stephen McGarry elaborates, “Each has its own distinct character, yet are united by a refined palette of light-toned masonry, timber screening, and sculpted landscaping. This collection offers a rare balance of architectural individuality and cohesive street presence in one of Toorak’s most coveted addresses.”

The Denham Street site is part of a broader acquisition strategy by Molti, which also includes the Armadale development, plans for which are currently before council.
