South-East Queensland developer Molti has officially entered the Melbourne market with the unveiling of an exclusive luxury residential project in Armadale, bringing together renowned design studio Carr and landscape architect Eckersley Garden Architecture to deliver six high-end homes in one of the city's most established residential and lifestyle precincts.

To be built on a 1,731sqm site at 32 Mercer Road, Armadale by Molti comprises six large-scale off-the-plan residences averaging approximately 330sqm each. The project follows the developer’s record-breaking luxury building Heirloom in Kangaroo Point, Brisbane, where it has united bureau^proberts and Carr to design five full-floor apartments.

Priced from $7 million, the Armadale homes have been designed to appeal to buyers seeking generous living spaces without the maintenance demands traditionally associated with larger properties. Premium features include Gaggenau appliances, butler’s pantry, private plunge pool, landscaping and enhanced security measures.

Molti has appointed specialist luxury builder Espire Projects for early works, which begin this month.

The homes have been arranged across two above-ground levels and a basement, with each residence incorporating two car spaces, a dedicated laundry room and a flexible multipurpose space that can be adapted as a gymnasium, wine-tasting space or private cinema.

A private entry courtyard forms the arrival experience for each home, while the expansive 11.5m frontage allows the living, dining and kitchen areas to sit along the glazing line, connecting these spaces directly to the landscaped garden and pool.

Double-height voids have been incorporated to maximise natural light throughout the central living zones, while upper-level bedrooms overlook both the entry courtyards and rear landscaped areas.

“Armadale by Molti is intended as a harmonious addition to the Mercer Road streetscape. While clearly contemporary, the scale, quality materials, and facade detailing create a crafted architectural expression. The building is also well setback, allowing it to sit within a landscaped setting of new and existing trees,” says Carr Associate Director Ben Nicholas.

“The unique width of the homes enabled the creation of a generous living experience. The 11.5m frontage is expansive; combined with the north-facing orientation and a double height void, it allowed us to create living areas that are spacious and filled with natural light.

“The interior spaces are planned around a central circulation axis open to light and views at each end, enhancing the sense of volume and producing a rational layout.”

The architectural design adopts a restrained palette of brickwork and timber detailing, intended to provide longevity while complementing the surrounding neighbourhood. The development has also been carefully integrated with a landscape strategy developed alongside the architecture from the earliest stages of the project to blend into the local setting.

“What we’ve created are a series of layered, connected outdoor rooms that feel a natural extension of the home. Through thoughtful plant selection and natural materials, these outdoor spaces will offer a serene, immersive experience that changes with light and the seasons.”

Molti has appointed Jellis Craig Projects to manage the project’s sales.
