Mirvac continues to redefine the Australian rental market with the official opening of their fifth build-to-rent property, LIV Albert in Melbourne’s Brunswick. This campus-style, all-electric rental community is also Mirvac’s third build-to-rent development in Melbourne.

Offering 498 apartments including 15 affordable housing units, all exclusively for renters, LIV Albert sets a high benchmark for sustainable rental living: the property has achieved an average 8.2-star Nationwide House Energy Rating Scheme (NatHERS) certification – the highest of any Mirvac apartment building to date – which will help residents substantially save on electricity bills. The community has been delivered through Mirvac’s $1.8 billion build-to-rent venture with Mitsubishi Estate Asia Pte. Ltd and the Clean Energy Finance Corporation.

With access to 100% renewable electricity via an embedded network, LIV Albert is fossil fuel-free, while energy-efficient appliances, induction cooktops, double glazed windows, solar panels and rainwater harvesting further reduce the environmental footprint.

Developed by Mirvac, designed by Fieldwork and Breathe, and built by Mirvac Constructions, the Brunswick property is connected through two new laneways that link the community directly to Clifton Park, while a landscaped space at the northern end of the site offers seating, BBQ facilities and nature play for locals. Shared facilities including a gym, media room, co-working areas, private dining rooms, multi-function spaces, a courtyard, a maker’s workshop and a communal vegetable garden are designed to support residents’ wellbeing, productivity and connection. The property’s location offers seamless access to Brunswick Station, tram and bus routes as well as cafés, restaurants and shops.

LIV Albert joins LIV Indigo in Sydney, LIV Munro and LIV Aston in Melbourne, and LIV Anura in Brisbane as part of Mirvac’s national LIV portfolio, with more build-to-rent projects in the pipeline.
