Deicorp breaks ground on $1B Showground Pavilions project

Leading Sydney developer Deicorp has officially broken ground on its landmark Showground Pavilions project in Castle Hill, signalling the start of construction on one of the most significant residential developments in Sydney’s north-west.

Situated within the Hills Showground Station Precinct, the Precinct East project, known as Showground Pavilions, will deliver 873 new homes across five architecturally designed residential buildings. 

The development, a collaboration between acclaimed architecture firms Turner Studio and GroupGSA, will also feature 44 affordable dwellings, a 3,500 sqm public park, and a variety of communal outdoor spaces, including landscaped courtyards, a children’s playground, barbecue areas, and shaded seating zones.

A sod-turning ceremony held at the site marked the commencement of works, with Mayor of The Hills Shire Dr. Michelle Byrne, Deicorp Founder Fouad Deiri, Fr Nabil Kachab, and the project’s architects in attendance.

“The Hills Shire is one of the fastest-growing regions in the country, with our population projected to reach 328,000 by 2041. This rapid growth presents significant challenges, particularly amid a national housing crisis,” says Mayor Michelle Byrne.

“That’s why developments like the Pavilions are critical to addressing these challenges. It’s a prime example of situating high-density development close to public transport, community facilities, such as Castle Hill Showground and shopping centres, like Castle Towers.

“It’s also great to see affordable housing set aside for key workers such as nurses, teachers, and police officers—helping them to live in the community they serve.”

Showground Pavilions is part of the broader Hills Showground Station Precinct, an urban renewal initiative spearheaded by Landcom and Sydney Metro.

Deicorp was appointed to deliver both the Precinct East and the Hills Showground Village, the latter comprising 430 apartments and currently approaching completion of Stage 1 mid-year.

Across both precincts, Deicorp’s projects will collectively deliver over 1,300 new homes and contribute more than $2 billion in economic impact.

The Precinct East development alone is projected to support over 5,000 jobs during construction and generate more than $200 million in local and state government contributions and taxes.

Planning approval for Showground Pavilions was granted by the Department of Planning and Environment in February 2025.

The project includes a diverse mix of 136 one-bedroom, 527 two-bedroom, and 210 three-bedroom apartments, thoughtfully designed to complement the site’s natural surroundings and provide seamless integration with adjacent open space.

As both developer and builder, Deicorp is focused on fast-tracking construction, with the project set to launch to market in the coming months.

Showground Pavilions joins Deicorp’s growing portfolio of Metro-linked communities, including Tallawong Village, Joynton Avenue in Zetland, and the recently approved Five Ways project in Crows Nest.
