The Angophora, a major mixed-use residential project in Chatswood, has received Development Application approval from the NSW Department of Planning, Housing and Infrastructure, paving the way for the delivery of well-located new homes to Sydney’s housing supply.

Designed by Carter Williamson Architects for the developer, Aeon Residence Chatswood, the project has been approved as a State Significant Development (SSD). The Angophora was originally selected as the winning entry in Willoughby City Council’s Design Excellence Competition in 2024. The design has since been refined through the SSD process with the architecture firm working in collaboration with Land and Form Studios and a multidisciplinary consultant team.

Featuring two slender residential towers of 33 and 23 storeys set above a shared brick podium, the project will deliver 258 new homes, including 56 affordable housing apartments, as well as commercial tenancies, landscaped communal areas and upgrades to the surrounding public domain. The Angophora’s location, approximately 300 metres from the Chatswood Transport Interchange, aligns with the Chatswood CBD Strategy 2036 to support housing growth in close proximity to public transport, jobs and community amenities.

The project’s design excellence was recognised during the approval process for its strong residential amenity and contribution to Chatswood’s evolving urban character. More than 80 per cent of the apartments are designed to receive at least two hours of direct sunlight in mid-winter, while nearly 90 per cent of the units will benefit from natural cross-ventilation.

Residents will have access to 1,865 square metres of communal open space across landscaped podium areas and rooftop terraces. The project also prioritises urban greening, retaining and enhancing the existing tree canopy, planting 59 new trees and achieving an overall canopy cover of 35 per cent across the site.

Public domain improvements to the surrounding McIntosh Street, Day Street and Anderson Street will support safer pedestrian, cyclist and vehicular movement as the precinct evolves.

The approval reflects both the ambition of the project and the evolution of Chatswood’s city shaping potential, observes Carter Williamson Principal Shaun Carter.

“The Angophora shows how density can be delivered with care, where homes are filled with light and air, where architecture strengthens the public realm, and where affordable housing is integrated into the fabric of the city. According to Co Principal Ben Peake, the approval affirms the project’s design excellence and its focus on placemaking.

“From the outset, we saw The Angophora as an opportunity to create generous density,” he says. “The approval recognises the quality of the architecture, the amenity of the apartments, and the importance of public and communal green space. It is a project that listens to climate, to context and to Country, and we are excited to see it move towards delivery.”
