Ti-Tree Paddington, the first luxury infill apartment development in the highly sought-after western Brisbane suburb of Paddington, has received development approval, introducing a new model of medium-density living that draws on the area’s heritage, iconic topography and strong community identity.

Designed by Brisbane architecture practice bureau^proberts, the boutique development, located at 298 Given Terrace, will feature five high-end luxury apartments. Positioned between Paddington’s lively retail heart and its quieter heritage residential streets, the development occupies an important transition zone.

The unique name references the area’s early history during the mid-19th century, when it was known as the Ti-Tree Flats where settlers farmed and cut timber. According to bureau^proberts Managing and Creative Director Liam Proberts, the design approach is informed by Paddington’s layered past, steep streets and community character, which have been reshaped to suit modern lifestyles.

The project is a first for Paddington, Proberts says. “There’s a growing group of locals who want to downsize without leaving the neighbourhood they love. Until now, that option hasn’t existed in this pocket of Brisbane.”

Ti-Tree Paddington not only fills this gap but also respects and responds to the area’s unique character, he adds.

The architecture draws on the familiar language of the traditional Queenslander home, translating its defining elements into a contemporary apartment format. Each residence is oriented to capture expansive south-easterly views towards the city, with living spaces and bedrooms opening out to strengthen the connection between indoors and outdoors.

Wide frontages, screened verandahs and naturally ventilated interiors echo traditional subtropical design principles, while also enhancing comfort and liveability. The building’s folded and tiered form responds directly to the site’s steep slope, creating a connection with Paddington’s unique topography.

“We’ve worked with the slope, rather than against it, using the landscape as a foundation,” bureau^proberts Partner Andrew Bell explains. “The result is a building that feels both grounded and elevated, and connected to the street yet private.”

A central communal stairway, framed by dense planting and natural stone, serves as a shared threshold to connect all the apartments. This green space references the undercroft spaces of classic timber-and-tin Queenslanders, reimagined as an entryway that encourages interaction between residents and engagement with nature.

At street level, the development carefully mediates between taller apartment buildings to the east and the smaller cottages further west. Extensive landscaping on all sides softens the building’s presence and ensures it belongs within its suburban garden surroundings.

“Ti-Tree Paddington is a very local project, but it also sets a new benchmark for what medium-density living can look like in heritage suburbs,” Proberts concludes.
