Australian developer Perifa has announced plans for a $238-million mixed-use development in the heart of Claremont that will combine premium residences, boutique hotel accommodation, curated wellness offerings, dining and retail while revitalising a prominent heritage section of Bay View Terrace.

The project, located at 10-40 Bay View Terrace in Perth’s western suburbs, is being delivered in partnership with retail property consultant JJ Leach. Designed to complement and celebrate the precinct’s established historic character, the development aims to create a vibrant destination that blends residential living with hospitality, wellness and public amenity.

The residential component will comprise 47 executive apartments across two-, three- and four-bedroom layouts. Interiors by Hames Sharley draw inspiration from the surrounding landscape, incorporating a palette intended to balance contemporary urban living with natural materials and finishes.

Alongside the residences, the precinct will include a 28-suite boutique hotel, wellness facilities featuring a plunge pool, sauna and relaxation spaces, as well as a curated mix of luxury retail, café, wine bar and dining venues.

The development has been designed to strengthen Bay View Terrace as a vibrant lifestyle destination within one of Perth's most popular high streets, while respecting its historic streetscape. Public realm improvements will seek to enhance the area's heritage character and create a more engaging environment for residents and visitors.

Perifa will leverage the integrated capabilities of its parent company, Versatile Group, throughout the project, coordinating development, construction, procurement and specialist trades through a single delivery model. Construction will be undertaken by Versatile Construction, with key finishing trades – including stonework, tiling, timber flooring, carpeting and joinery – delivered in-house.

The project received development approval in March 2026. Construction is scheduled to commence towards the end of this year, with a display suite expected to open in October.
