Elenberg Fraser is no stranger to designing some of a city’s tallest buildings, and this time, it hopes to leave its mark on the Adelaide skyline with the $100 million, 94 metre Eclipse apartments.

Located on Austin Street at the northern edge of Rundle Mall, Eclipse will be Adelaide’s tallest residential building if approved, taking over King William Tower at 65 King William Street which currently holds the record at 70 metres.

The 28 storey tower will be developed above the existing Renaissance Arcade, which will be transformed into a retail and commercial hub across two levels, and its mass held back at the eastern boundary to create a setback to the heritage listed mansions to the east.

The residential block will take on the “noise and complexity” of the existing surroundings and transform this into a clean linear expression that stretches upwards, with the striking façade to comprise golden perforated aluminium panels, balustrades of silver reflective glass, white powder-coated framing, and a slab extension with a concrete textured finish.

“We are very excited to make our first contribution to the Adelaide skyline,” Kim Lai from Elenberg Fraser said.

“This project is an example of how we are introducing new technologies into the design process and using new tools to create beautiful and functional buildings.”

Project Director Jonathan McKenzie, who is part of the Sydney-based consortium behind the project, says Eclipse symbolises the opportunities that lie within the Adelaide Central Business District.

“The fundamentals that govern growth prospects in Adelaide, particularly in the City Centre Precinct, are compelling and include a reform of planning laws, the removal of height limit restrictions and increased infrastructure spending on projects such as Adelaide Oval,” says McKenzie.

“There is also a strong message coming from the Government of South Australia that the city is poised for growth and this makes Adelaide a compelling investment option.”

Just a short walk away from Adelaide Oval, Eclipse will feature 272 apartments. It is also close to the revamped Riverbank Entertainment Precinct, the Adelaide Botanical Gardens, and the University of Adelaide and University of South Australia.
