The commercial real estate industry has traditionally relied on search methodology created for the residential market – until now.

Sydney technology start-up, JAGONAL has developed the world’s first 3D search tool specifically for commercial properties.

The custom-built property database is unlike other commercial real estate websites in that it does not operate as an online classified, but rather captures and analyses property data using two unique technologies.

These include a 3D search tool called JAG(View), which utilises a database that houses every commercial property address in the market (currently Sydney and Melbourne, but soon to be national) and enables users to explore property precincts and find commercial space online.

How does it work?

The coordinates for each of the buildings in the database are mapped on a GoogleMaps floor plate to ensure geographic accuracy, and using a custom 3D editor, the JAGONAL team enters the number of floors and the building ‘grows’ into a complete structure.

The 3D editor can also be used to give each building an exterior render, however to maximise load speeds over the Internet, these renders have been designed to give a virtual impression of each building and landmark, not a photo-realistic view.

JAG(View) does not require any downloads or plug-ins and it operates in real-time directly through a normal Internet connection – no other service in the world offers this technology.

Simplifying the search process

JAGONAL has also developed JAG(Search), which enables users to find properties that fulfill their specific criteria with ease. 

JAG(Search) does not rely on traditional checkboxes and search filters, rather the company has condensed the search process into a single search field, similar to Google.

This means users can type in a selection of words to describe what they’re looking for, at which point JAG(Search) will translate their search request into real estate specific keywords and deliver properties that match.

“We believe the end user should always come first,” says Andrew Brown, the Chief Product Officer at JAGONAL. The search results JAGONAL delivers are all ranked according to relevancy, whereas many of the existing commercial real estate websites deliver results according to which advertiser has paid the most money.

“It’s not user focused at all,” states Brown, “the end-user gets frustrated having to wade through properties that don’t meet their brief and for advertisers, they get trapped into this cycle of having to pay more and more to stay on top of the results.”
