Sika Australia delivered a complete basement-to-roof waterproofing solution to repair water damage and provide structural improvements to the Hills Shire Council Building.

Home to the Hills Shire Council, the building, distinguished by its reflective glass panel façade is a major landmark for the Baulkham Hills area. Though aesthetically pleasing, the building suffered significant structural damage caused by water leaks, dampness and incorrectly installed jointing systems.

After standing unfinished for six years, the three-storey building is now finally complete with a restored structure.

Keystone Building Solutions was appointed to provide waterproofing to more than 5500m² of surface area and expansion joint repair and installation.

Selected as the sole supplier, Sika was able to respond quickly to the project challenges. Mirko Nad, owner of Keystone Building Solutions, who managed the project, explained that the project faced a number of weather, access and scheduling setbacks; however, Sika proved flexible and responsive to changing demands.

Keystone Building Solutions sought a durable, yet cost-effective waterproofing solution for the building’s 3000m² roof. Minor surface cracks and defects in the three concrete roof sections were causing internal water leaks. Sikalastic-560 was applied to the entire roofing area, offering a 25-year life expectancy and 10-year warranty. Sikalastic-Fleece was applied between layers to reinforce the roof’s membrane.

Water damage had also affected the podium and balcony areas, which were designed to create open green space for the staff, and were fitted with planter boxes that were leaking into the building. SikaTite-BE was selected to provide internal waterproofing and protect the building from further leaks. Its hard-wearing nature and short application time of less than two hours make it ideal for high exposure areas.

As a result of an incorrectly installed jointing system, the slab extension joints in the car park needed to be reinforced. Sika Combiflex-SG Waterproofing Joint Tape and Sikadur-31 Epoxy adhesive were applied for strength and durability. Sikalastic 150 liquid applied membrane was also applied to the entire internal wall block area to prevent moisture ingress to the lower basement car park section.

According to Nad, by appointing Sika to supply a complete waterproofing solution, they benefitted from having a single point of contact, which streamlined logistics and communications, and eliminated any concern about the compatibility of the products used.

He added that Sika was a perfect fit for this project, in terms of warranty, support, budget and product durability. Keystone Building Solutions uses Sika for 85 to 90 per cent of their projects because of their trust in the brand.
