    Australian Disabled Access Consultants successfully negotiated disabled access for an adaptable dwelling with accessible parking facilities within a villa homes development application at 44 Old Castle Road, Castle Hill.

    The project architect, Mr Joseph Rodi of Habitat Design Studio of Lidcombe NSW prepared the villa homes building design with 1 adaptable dwelling at the front of the site with wheelchair accessibility to all parts of the villa home and rear private courtyard.

    The Joseph Rodi -Habitat Design Studio villa home building design provided disabled access for the adaptable dwelling, an accessible lock-up garage and an open visitor’s parking space and common area facilities to comply with the Villa Housing section of the Baulkham Hills Development Control Plan 2007, Part D3 of the Building Code of Australia, AS4299–1995 and AS1428.1–2009 guidelines in terms of:
    • Adaptable dwellings compliance with AS4299-1995 Class C dwellings design requirements.
    • An accessible parking space inside the adaptable dwelling’s lock-up garage.
    • Continuous safe pathways of travel within the villa home project and common area facilities.
    • A continuous safe pathway of travel from the front visitor’s parking area.
    • Building entry doorways and wheelchair access.
    • Doorway and corridor widths and circulation areas.
    • Floor-ceiling heights along all movement pathways.
    • Kitchen, bathroom/toilet, bedroom, living room and laundry design layout.
    Australian Disabled Access Consultants negotiated disabled access into and within the project design with the development application disabled access design assessment report ensuring compliance with:
    • The guiding principles of the Disabilities Discrimination Act.
    • The Villa Housing section of the Baulkham Hills Development Control Plan 2007.
    • Part D3 of the Building Code of Australia.
    • Australian Standards AS4299–1995 and AS1428.1–2009.
    • Compliance with Class C dwelling design requirements under Appendix A of AS4299-1995.
