Australian Disabled Access Consultants  were recently invited to provide disabled access and wheelchair access consultancy services for two adaptable dwellings in a 5 storey apartment project in Maroubra. The apartment project was designed by Max Sgammotta, Chartered Architect of Maroubra.

The disabled access assessment scope of work will involve assessing the Construction Certificate drawings for compliance with the Randwick Council’s Development Control Plan Multi-Unit Housing (Part 5.4–Barrier-free Access) disabled access and wheelchair access guidelines and Australian Standards AS4299, AS1428.1 and AS2890.1 disabled access guidelines.

The disabled access assessment report conducted by Australian Disabled Access Consultants will certify that the design of the two adaptable dwellings, common areas and parking facilities comply with the Randwick Council’s Development Control Plan Multi-Unit Housing (Part 5.4–Barrier-free Access) disabled access and wheelchair access guidelines and Australian Standards AS4299, AS1428.1 and AS2890.1 disabled access design guidelines.

Max Sgammotta, Chartered Architect designed the project to provide disabled access and wheelchair access for the two adaptable dwellings, common areas and parking areas to comply with Australian Standards AS4299, AS1428.1 and AS2890.1 guidelines in terms of:

  • Continuous safe paths of travel throughout the overall site 
  • Continuous safe paths of travel within the external areas 
  • Continuous safe paths of travel within the basement car park 
  • Continuous path of travel between the basement car park and the ground level 
  • Building entries 
  • Doorway widths and corridor widths 
  • Vertical elevator lift and foyer areas 
  • Stairway between floors and handrails 
  • Wheelchair access 
  • Accessible toilets 
  • Floor-ceiling heights along all movement pathways 
  • Kitchen design layout and furniture fit-out 
  • Common area landscaping design 
  • Basement parking floor and accessible parking spaces
Australian Disabled Access Consultants explained that they will support the Max Sgammotta, Chartered Architect design where it complies with the principles of the Australian Disability Discrimination Act.

The disabled access assessment report for the Australian Disabled Access Consultants construction certificate application drawings will require compliance with:

  1. The guiding principles of the Disabilities Discrimination Act, 
  2. Randwick Council’s Development Control Plan Multi-Unit Housing (Part 5.4–Barrier-free Access) disabled access and wheelchair access guidelines for adaptable housing within the Maroubra locality, and 
  3. Australian Standards AS4299, AS1428.1 and AS2890.1 disabled access and wheelchair access building and parking guidelines.”
