Construction is underway at 12 Phillip Street, Parramatta on a new $400-million mixed-use development overlooking the Parramatta River.

Located on a 6,300sqm riverfront site at the junction of the historic Lennox Bridge and the Church Street dining and shopping precinct, the 47-storey residential tower and commercial podium is being developed via a Project Delivery Agreement in conjunction with City of Parramatta and PCC DevCo1 (a company initially established by LIDIS Group), with development management by EQ Projects.

Designed EQ Projects with interior architecture and design by Marchese Partners and Lorena Gaxiola, The Lennox will comprise of 441 luxurious residences across 40 levels, as well as approximately 5,500sqm of retail and mixed use space and eight levels of basement parking.

Andrew Young, Director of EQ Projects observes that Parramatta is fast becoming Sydney’s second CBD, with population growth in Western Sydney projected at more than two percent per annum until 2031.

According to Young, The Lennox will have a mix of owner-occupiers and investors who understand the value proposition of buying a premium apartment in a booming area. He explains that the incredible location, amenities and access to great schools will appeal to owner-occupiers, while investors will be attracted to the high rental yield, secure investment and the planned infrastructure, which will make it easy for future tenants to travel to work and university in the area.

Two luxurious four-bedroom ‘Skyvillas’ on level 47 will be encircled by a 20-30sqm indoor-outdoor terrace. Design highlights include herringbone timber flooring; stone benchtops, a butler’s pantry and premium Gaggenau appliances against a backdrop of custom-designed timber veneer joinery in the kitchens; and spacious bathrooms adorned with natural stone and one-of-a-kind tile patterns.

The interiors in The Lennox’s lobby will feature high ceilings, views to the river and strong, bold textures including sandstone and river rocks.

Amenities also include a 1,200-square-metre exclusive residents-only space on level three featuring a 20-metre indoor pool with indoor-outdoor terrace, a gym opening out onto a Zen garden with a separate wellbeing space, The Terrace with lush green spaces, barbeques and a sculptural garden, and The Lounge, offering multiple flexible areas.

The construction of The Lennox has commenced and is due for completion in early 2021.
