BSE was charged with providing an office fitout for Jones Lang LaSalle at 420 George St, Sydney which had excellent sustainability credentials to enhance the company’s corporate image, as well as improve staff productivity and well-being.

A 6 Star Green Star rating was achieved, with the fit-out scoring highly in its energy initiatives and innovation for its own brand of Activity Based Working (ABW), which was developed in house, titled WorkSmart@420.

The vision of WorkSmart@420 was to create a work environment that enhances the experience of the employee, providing a space for them to collaborate, innovate and reach their full potential.

Challenges faced included adopting sustainability features that integrated with the existing base building features and selecting the appropriate materials which are compliant with current certification schemes. In the end, the fit-out was designed in consideration with the base building systems, without compromising on the existing environmental (Green Star) and energy efficiency (NABERS) ratings.

BSE, together with other project stakeholders, adopted a holistic, innovative and integrated design approach to achieve the environmental, social and economic objectives set by the client. By adopting the concept of WorkSmart@420 early, it maximised the sustainability initiatives to achieve the desired outcomes.

  • 89.3% of construction waste has been recycled.

  • All paints, adhesives, sealants and carpets are low VOC.
  • All composite wood products are low formaldehyde.
