Several insulation products from Bradford Insulation were installed at a newly completed passive home in North Beach, WA to achieve sustainable and energy efficiency goals.

A project from ISMART Building Group based on a concept design by the client and drawn by Luke Kellett of Kellet Design Group, the new home is based on passive design principles and has been certified by Grunconsulting on behalf of the Passivhaus Institut. This house is the first of its kind in Western Australia, and only the second in all of Australia.

Nestled in the northern suburbs of Perth, a short walk from the beautiful beach, the new house incorporates all the required elements of a passive home to deliver outcomes such as net positive energy and guaranteed high energy efficiency throughout the life of the home. Due consideration has also been given to acoustics to address the large void areas and modern open plan layout.

To meet the energy goals, the upper floor roof and raking ceilings are insulated using R-6.0 Bradford Gold ceiling batts, combining highly efficient thermal performance with optimal comfort. While all external walls feature Bradford Gold wall batts, the internal walls have been insulated with high performance acoustic batts, thereby drastically reducing the amount of energy transfer through the walls, and decreasing reliance on heating and cooling systems.

For internal acoustics, Bradford’s Soundscreen insulation batts were applied to the suspended timber floors and all internal walls to maximise sound attenuation and minimise the potential for sound transmission and reverberation.

Thanks to the clever design and orientation of the second storey, the windows maximise the northern aspect, facilitating optimal passive solar effect. This passive home also features a north facing skillion roof design (with consideration for optimal PV installation), high-performance double-glazed windows, thermal bridge-free construction, high levels of air tightness, and heat recovery ventilation.
